Located adjacent to the newly constructed Knox Baseball Stadium in East Knoxville, this site lies within primarily industrial and mixed-use zoning and is defined by a high proportion of private and vacant lots—approximately 22–31% of the area, including the stadium footprint—creating a sense of disconnection from surrounding neighborhoods. The analysis identifies opportunities to activate underutilized parcels and enhance connectivity, addressing challenges such as dilapidated sidewalks, limited bike infrastructure, and hard urban edges formed by the railroad, First Creek, Hall of Fame, and Summit Hill Drive. Three prime lots were highlighted for potential architectural intervention, capable of accommodating residential, commercial, and civic programs while integrating with stadium activity. The study also examines the influence of property ownership and appraisal changes on development potential, exploring how open, accessible spaces and strategic commercial programs can draw people into this currently isolated cul-de-sac. This analysis serves as a precedent study for future architectural development aimed at fostering a more connected, vibrant, and resilient urban district.
